Nshama: one community, built to be lived in
A developer that put nearly everything into a single town — Town Square. What a single-project company means for a buyer, and how to judge a community that is still filling up.
Town Square · Nshama
Photos and renders of the building and grounds — not of this particular unit.
Layouts and the handover date come from the developer's brochure in our archive. Prices and payment plans from the same source are deliberately not published: they are dated to when the brochure was issued and do not match today's prices. I will send the current ones over WhatsApp.
The developer did not quote sums in these materials — below is what they did contain: layouts, the payment plan and the handover date. I will send the current price list and availability over WhatsApp.
Figures come from the developer's own materials sent to brokers, dated 23 July 2026. The commentary behind them is written up in the Russian version of this page.
Floor plans from the developer's own materials. The areas and the unit split on them were correct when the drawing was issued — check them against the plan attached to the contract before the deal.
A residential building in Town Square, currently under construction. Developer — Nshama.
Specifications for The Baltimore per Propsearch and the Dubai Land Department. They describe the whole building, not the individual unit.
The Baltimore is a residential building in Town Square, handover is due Q3 2027.
The developer is Nshama.
There is not a single lot in this project in the database right now — it is refreshed every night, and listings here appear and go.
An Nshama building in Town Square with a 50/50 payment plan and fitted kitchens. Entry from $264,000, with the surf wave and skate park within walking distance.
Half during construction, half on handover. A plan with no post-handover instalments: after the keys, there are no further obligations, and the property is immediately free to resell.
The price of that freedom is a large payment due at handover. If you're planning a mortgage, get approval in advance — a bank finances a completed property.
In Town Square, the developer is building a whole series: Belmont, Rosewell, Fiori, OLBIA, Ellison and this one. Community infrastructure is shared across all of them — 260,000 square metres of greenery, a surf wave, a skate park, sports facilities.
With this many options, what to compare is the price per square metre between buildings, position relative to the boulevard, and handover date. The list of amenities doesn't differ between them.
Kitchens are fitted, every lot has a walk-in closet, and some have extra rooms. The podium has pools with lounge and barbecue areas.
Sales-side materials from the sales launch: entry price, payment plan, specification and community composition.
The pin is placed by district — I send the exact address on request.
The stock refreshes every night, and lots here appear and go. Message me — I will check the closed bases and suggest the nearest alternatives in Town Square.
Ask about this projectThe final payment on this building falls in 2027 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
Already been invoiced, or missed the date? That is not a dead end either — write and we will look at what the developer will accept.

The developer's brochure says Q3 2027. The date in the contract for a particular unit can differ — I check it before the deal.
Town Square. Nshama’s large affordable community around a central park: townhouses and apartments, all from one developer.
Our database has no open listings for The Baltimore at the moment. I will check the price of the layout you want against the closed databases and send it together with the deal costs.
What has been written about the building, its developer and Town Square
A developer that put nearly everything into a single town — Town Square. What a single-project company means for a buyer, and how to judge a community that is still filling up.
The central park, paths and plazas are the community’s main selling point. They come with an annual budget, and it is split among the owners.
A self-contained town with a park, schools and its own retail street. There is a simple way to tell whether a place like this is lived in, or so far only built.
I will send the available layouts, the real entry price and what owners and tenants actually say about the building — without the brochure language.
