A 55-storey tower in Downtown Dubai under the Address hotel brand, developed by Nshama. Only 80 residences in the entire building; Burj Khalifa is five minutes away.
Eighty apartments across 55 storeys
That's the key figure: roughly one and a half apartments per floor. In a typical tower of this height there would be several hundred.
What follows from that: almost every residence is dual-aspect or a corner unit with a view on two sides; elevator traffic is minimal; and the floor area per apartment runs a multiple of the usual.
The price follows the same logic: that kind of layout luxury, in the most expensive district in the city, comes at a premium of its own.
Fit-out
Designer furniture, high-end appliances, marble, quartz, wood and leather finishes. Every apartment has a balcony or terrace with a panoramic view.
Formats include apartments, simplexes and duplexes. The Address hotel brand means a corresponding level of service and management company — and correspondingly higher service charges.
Downtown today
The district remains the most expensive in the city, but per the monthly market review, apartments in the Burj Khalifa zone lost around 19 percent over the past year — the steepest drop of any community in the emirate.
For a boutique product with only 80 residences, that trend matters less than it would for a typical tower: units like this trade on their own terms, one deal at a time. But it's still useful context to have.
Launch pricing and shared spaces
At launch in spring 2025, entry started at roughly AED 11 million (about $3 million). Only three- to five-bedroom apartments were offered, two per floor, and some residences take a floor with no neighbours at all.
The shared spaces lean towards leisure: an adults-only rooftop infinity pool and lounges facing Burj Khalifa, a yoga studio, a solarium, a residents' living room, meeting rooms and children's play areas.

Where it is

The final payment on this building falls in 2028 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
