So choosing between them isn't about the list of amenities but about three things: position relative to the boulevard, the building's height, and handover date. Here the bet is on a boulevard view and a low-rise building.
The main difference between Town Square and new districts is that the infrastructure here is already built and running, not promised for handover. The trade-off is distance from the city's business district.
