A building by Nshama in Town Square — a family community with 260,000 square metres of greenery, shops, an artificial surf wave and 13 kilometres of cycling paths. One-bedrooms from 61 sq m start at $327,000.
One-bedrooms from 61 square metres start at $327,000, two-bedrooms from 89 sq m start at $450,000, three-bedrooms from 129 sq m are available on request. A separate format: three-bedroom duplexes at 175 sq m.
That works out to around $5,400 per square metre for one-bedrooms and about $5,100 for two-bedrooms. Kitchens are fitted, and every unit has a walk-in closet, a laundry room and a balcony or terrace.
A separate laundry room is a detail only people who've already lived in a Dubai new-build notice: compact layouts usually don't have one, and the washing machine ends up in the kitchen or bathroom.
Town Square is a finished district, not a construction site: more than 250 shops and restaurants, fountains, carousels, eight thousand square metres of sports facilities, a football pitch, tennis and squash courts, clinics, pharmacies, a vet and pet grooming.
For a family this is a fundamentally different scenario than a tower in dense development: most daily errands are handled on foot, without a trip into the city. The trade-off is distance from the business district.
Sixty percent of the price falls due on handover. The plan suits buyers planning to resell during construction: less than half is committed before handover. Buyers planning to live there need to have the bulk of the sum ready for completion.
