The name here describes the position: the building stands by the community's central park. In Town Square that's the main price-forming feature — the neighbourhood is built around the park, and front-row buildings differ from the inner ones in both price and how fast they rent.
The layout package is compact — eight types — and its logic is clear: a base variant and a terrace variant for each bedroom count.
One-bedrooms: type A — 56.91 sq m, type AT — 72.12 sq m. Two-bedrooms: A1 — 85.04, A2 — 89.86, B — 83.42, BT — 109.81 sq m. Three-bedrooms: A — 136.85, AT — 161.35 sq m.
The T suffix denotes the terrace variant, and the premium is substantial: plus fifteen metres for the one-bedroom, plus twenty-six for the two-bedroom, plus twenty-five for the three-bedroom.
In a building by the park, a terrace is not just extra floor area but a way to actually use the view. These are usually the lots that sell first, and they hold their value better on resale than the base variants.
First, whether it's front row to the park or not. That needs checking against the building's site plan, not the building's name — a building has four sides, and the park isn't visible from all of them.
Second, terrace versus balcony. When comparing price per square foot, terrace lots look more expensive; calculate enclosed and open area separately, or the comparison misleads.
Third, the horizon. Handover at the end of 2028 is a long way off, and by then several more buildings from the same developer will have come to market in Town Square. Plan your exit beyond the first year after keys.
