Odessa is a residential building by Nshama Development in the Town Square community, under construction. According to the catalogue, unit mix runs from one to three bedrooms, with handover in the fourth quarter of 2027.
Town Square is a large Nshama community in the south of the city along Al Qudra Road, built around a central park with a retail and leisure section. Mid-rise development, courtyards, jogging tracks, schools; the neighbourhood is already established, and new buildings fit into a finished setting rather than creating it from scratch.
For an off-plan buyer, this matters: the infrastructure that draws people to buy in the community is already working today, not something that will appear in five years with the last phase.
The lineup is wide. One-bedrooms: type A — 58.68 sq m, type A1 — 76.87 and 77.06 sq m. Two-bedrooms: A — 91.11, A1 — 119.01, B — 98.95, B1 — 146.97, C — 92.87, C1 — 125.49, D — 86.87, D1 — 114.97, E — 98.01 and 98.13, E1 — 98.39 and 98.57 sq m. Three-bedrooms: A — 143.59, A1 — 192.34, B — 186.76 sq m.
The pattern is clear at once: most types have a variant with a "1" suffix, and it's a quarter to a third larger than the base type. These are lots with extended open space — terraces; they're exactly what creates the spread within the same bedroom count.
The practical takeaway: ask "how much is a two-bedroom in Odessa" and you get an answer ranging from 87 to 147 square metres. Comparing price without specifying the type is meaningless, and that's the first thing to clarify with the seller.
The community is built for a family tenant and for a buyer who cares about the ratio of floor area to price. Price per square metre here is substantially lower than in central districts, and what you're buying for that is space, not an address.
The limitation is the same as for every southern community: the district is car-dependent, there's no metro, and the business district is far away. A tenant without a car doesn't come here.
The second limitation is volume. Nshama hands over buildings one after another, and when you list for sale you're not competing with the market in general but with the neighbouring building from the same developer with the same unit mix. Check what's being handed over nearby in your year.
According to the March 2025 launch materials, Odessa is a 12-storey building of 180 apartments with minimalist finishes, due at the end of 2027. Prices start at USD 258,600. The plan on such a unit: USD 25,860 on booking (10%), USD 90,510 during construction (35%) and USD 142,230 on handover (55%) — the last payment can be mortgaged.
The large handover payment is the defining feature of this plan. A buyer counting on a mortgage should know in advance whether a bank will lend at completion.
