Price per square metre: around $4,800 for one-bedrooms and $4,400 for two-bedrooms. That's one of the lowest figures among the projects we've covered — and the community around it is already built, not promised.
Nshama is building several complexes in Town Square, and their community infrastructure is identical: 260,000 square metres of greenery, an artificial surf wave, fountains, carousels, sports facilities.
The difference is in the position within the district and in the price. This building has direct access to the boulevard: shops and cafés are within easier walking distance, but the noise from the promenade is closer too. Choosing between buildings from the same developer, this is what to look at — not the list of shared amenities.
Sixty percent falls due on handover. Less than half is committed before completion — a plan for buyers considering an exit during construction.
