Nshama: one community, built to be lived in
A developer that put nearly everything into a single town — Town Square. What a single-project company means for a buyer, and how to judge a community that is still filling up.
Town Square · Nshama
Photos and renders of the building and grounds — not of this particular unit.
Layouts and the handover date come from the developer's brochure in our archive. Prices and payment plans from the same source are deliberately not published: they are dated to when the brochure was issued and do not match today's prices. I will send the current ones over WhatsApp.
The developer did not quote sums in these materials — below is what they did contain: layouts, the payment plan and the handover date. I will send the current price list and availability over WhatsApp.
Figures come from the developer's own materials sent to brokers, dated 9 July 2026. The commentary behind them is written up in the Russian version of this page.
Floor plans from the developer's own materials. The areas and the unit split on them were correct when the drawing was issued — check them against the plan attached to the contract before the deal.

Specifications for Rosewell per Propsearch and the Dubai Land Department. They describe the whole building, not the individual unit.
Rosewell is a residential building in Town Square, handover is due Q4 2028.
The developer is Nshama.
No lots from this project are in our database today. It is topped up every night, so listings for the building can turn up on any day.
A 19-storey building and two-storey townhouses by Nshama in Town Square. One-bedrooms from 56 square metres start at $283,000 — one of the most affordable entry points into a finished family community.
One-bedrooms from 56 sq m start at $283,000, two-bedrooms from 83 sq m start at $408,000, three-bedrooms from 136 sq m are available on request. A separate format: two-storey townhouses.
Price per square metre runs around $5,100 for one-bedrooms and $4,900 for two-bedrooms — steady and predictable. Every unit has a walk-in closet and a balcony or terrace, and kitchens are fitted.
Town Square is already up and running: more than 250 shops and restaurants, an artificial surf wave, fountains, carousels, eight thousand square metres of sports facilities and 260,000 square metres of greenery.
That's a fundamental difference from new districts where infrastructure is only promised on paper. Here it already exists — you can move in without waiting for the district to finish building around you. The trade-off is distance from the business district.
Half the price falls due on handover. The plan suits buyers planning to exit before completion: less than half the sum is committed before handover.
Sales-side materials from the sales launch: areas, prices, specification and the community's amenities. Price per square metre is our own calculation.
The pin is placed by district — I send the exact address on request.

Ask about this projectThe final payment on this building falls in 2028 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
Already been invoiced, or missed the date? That is not a dead end either — write and we will look at what the developer will accept.

A developer that put nearly everything into a single town — Town Square. What a single-project company means for a buyer, and how to judge a community that is still filling up.
The central park, paths and plazas are the community’s main selling point. They come with an annual budget, and it is split among the owners.
A self-contained town with a park, schools and its own retail street. There is a simple way to tell whether a place like this is lived in, or so far only built.
