Samana normally builds in districts where the price per square foot runs AED 1,380–2,125. On the islands the average is AED 2,300 — above its usual level.
We've seen this kind of move before, with Mina by Azizi on Palm Jumeirah: a mass-market developer in an expensive district prices above its own portfolio and below the district level.
For a buyer that's an affordable way in with a clear caveat: you get the address and proximity to the sea, not the class of building that's the district norm. Check the finishes against the contract, not the renders.
Launch and payment plan
Ocean Pearl went on sale in July 2024 from USD 436,000, about AED 1.6 million. It is a low-rise building on the second line with few neighbours; handover was then put at 2026–2027.
The plan is long: 20% on booking, then 1% a month over 80 months, four years of which fall after handover. Apartments were specified with private pools, smart-home systems and kitchen appliances, and the building with an open-air cinema, a sauna and a pool.
