Price per square metre of house: around $5,400 for the four-bedroom, $5,700 for the five-bedroom and $5,400 for the six-bedroom. A flat line-up with no size premium — a rarity for villas, where the largest format is usually noticeably more expensive per unit.
A more important ratio: the house's footprint is nearly equal to the plot size. That's a tight layout, and buyers shouldn't expect much garden around the house — the greenery is placed in the community's shared areas instead.
