The golf course view
A golf course, like a nature reserve, is a guarantee the view won't be built over: the land can't be developed by definition.
In districts still being built out, that guarantee is worth a lot. Check the floor plan to see which side a specific lot faces — the view premium is usually already baked into the price.
Two formats in one project
Apartments in the 14-storey building and standalone two-storey townhouses. These are different products with different economics: a townhouse costs more per unit, but it has its own entrance, its own plot, and no neighbours through the wall above.
For rental, an apartment is more liquid; for family living, a townhouse is more comfortable. Having both in one project is rare, and that's its advantage.
Location and developer
Emaar South is Emaar's own master community next to Al Maktoum Airport, around which the entire south of Dubai is being built. Twenty parks, a pool, sports courts and running tracks.
