Expensive by ticket, cheap by the foot
The Oasis by Emaar in our database: 22 lots, a median of AED 16.88 million, at AED 1,606/ft². Al Barari, with a median of AED 9.45 million, runs at AED 3,374 — twice as expensive per foot at roughly half the ticket.
The difference is in what's being bought. In Al Barari, buyers pay for mature landscaping within the city; in The Oasis, for the size of the house and plot on the edge of it.
The practical takeaway for a buyer: comparing districts by median is pointless — it reflects the size of the houses, not the price level. Compare the price per square foot instead, and by that measure The Oasis is one of Dubai's most affordable suburban addresses, despite ticket sizes of AED 12–18 million.
