What it is
Palmiera 3 is a villa phase in The Oasis, Emaar's villa community in the west of the city. The passport lists 59 homes; developer, handover date and status aren't given as separate lines.
The Oasis is being built in phases around canals and lagoons: large detached villas on big plots at low density. All 22 lots with a known status in our stock for the district are off-plan — there are no finished homes in the project yet.
Eight villas in stock
As of 21 September 2026 our stock has eight units: seven four-bedroom villas from AED 10 to 15 million and one five-bedroom — 8,646 ft² at AED 15.39 million. Sizes run from 5,842 to 9,074 ft².
All eight are below market, with discounts from 3% to 13%. Price doesn't track size: a 9,074 ft² villa is offered at AED 11.1 million, an 8,213 ft² one at AED 15 million. Plot, position relative to the water and how far the seller is into the payment plan usually explain the gap.

Launch and terms
Palmiera 3 is the third series of Emaar villas in The Oasis; sales opened in late August 2024. Prices start at USD 2.499 million, with handover stated for Q4 2028. The plan: USD 249,900 on booking (10%), USD 1.749 million during construction in 10% instalments (70%) and USD 499,800 on handover (20%).
The Oasis is a 9.4 million m² Emaar masterplan with a quarter of the land given to open space and amenities, plenty of water and a swimmable lagoon. Al Maktoum airport is about 18 minutes away.
