The Oasis is a large Emaar community in the city's southeast, conceived as development around water canals and lagoons at very low density. It's a new format for Dubai — not townhouses shoulder to shoulder, but detached houses on large plots.

Our seven lots are 5- and 6-bedroom villas ranging from 10,223 to 17,518 sq ft — the largest houses in our entire sample.

What the numbers show

Prices range from AED 16.88 to 23.7 million, at an average of around AED 1,418/ft². It's an unusual combination: high absolute sums alongside one of the lowest prices per square foot in the catalogue.

The explanation is size. A seventeen-thousand-square-foot house can't cost the same per foot as an apartment — the buyer pays for volume, and the market for properties like this is narrow by definition.

All seven lots carry a discount, averaging 5.7% — a moderate figure for a project two years from handover.

What to factor in

First, liquidity. Houses priced at twenty million-plus sell over months, sometimes longer. The format suits an end-use buyer rather than a speculative position.

Second, distance. The Oasis sits far from the business districts and from the sea. The community sells on setting and size, not on connectivity.

Third, the timeline and the schedule. Handover is two years out, and payments run throughout that period — work it out quarter by quarter and check the date against the contract.
