What kind of village this is

Palmiera is a villa village inside The Oasis by Emaar community. According to the building profile, the second phase has 56 houses; the catalogue lists the village as a single entry, so the profile figures refer to that phase, not to all of Palmiera.

The Oasis is conceived as development around water canals and lagoons at low density: detached houses on large plots instead of Dubai's usual dense villa grid.

Our seven lots are 4- and 5-bedroom villas ranging from 5,842 to 9,075 sq ft. Handover is at the end of December 2027.

What the numbers show

Prices range from AED 10.4 to 15.75 million, at an average of around AED 1,754/ft². For comparison, the neighbouring Mirage in the same community runs at AED 1,418 with houses roughly twice the size.

It's the usual pattern in the villa market: the larger the house, the lower the price per square foot. Palmiera, with houses of six to nine thousand square feet, costs more per foot than Mirage, with houses of ten to seventeen thousand.

All seven lots carry a discount, averaging 7.6% — a noticeable figure for a project a year and a half from handover.

What to factor in

First, which phase. The profile's 56 houses refer to the second phase; confirm which phase your lot belongs to and take the composition from the developer's documents.

Second, plot size. In a low-density community, the plot is the main product, yet listings tend to state the house size instead.

Third, the timeline. There's a year and a half of payments ahead of handover; work through the schedule quarter by quarter and check the date against the contract.

Phase three

In August 2024 Emaar opened sales of the third phase, Palmiera 3, with villas from about AED 9.2 million (around $2.5 million) and handover set for Q4 2028 — a year later than our units.

The phase-three plan was 10% on booking, 70% during construction in 10% instalments and 20% on handover. The Oasis as a whole covers 9.4 million m², a quarter of it open space, with a swimmable lagoon; Al Maktoum airport is about 18 minutes away.
