Shoreline Apartments is a multi-building Nakheel development along the trunk of Palm Jumeirah. The factsheet gives ten storeys and 2,604 apartments, completed 2007; confirmed amenities include a pool, spa, a kids' area, a retail gallery, restaurants and a private beach.
It's one of the Palm's earliest residential developments, and still the largest by unit count. Two and a half thousand apartments in low-rise blocks along the water — a format found nowhere else on the island.

Prices range from AED 3.2 million to AED 7.25 million. The average price per square foot is around AED 2,596 — the most interesting fact about this address: for Palm Jumeirah, that's a low level, two to three times below the newer club-style buildings on the crescent.
The explanation is simple and has two parts: the age of the development and its scale. A 2007 building with two and a half thousand apartments can't price like a ninety-residence boutique project, even standing on the same island.
All twelve lots are listed with a discount, but the average concession is just 4.8% — the smallest in our sample. In a mature, liquid market, that's a normal figure: sellers don't need to undercut each other because buyers are there.
First, the building's condition and its capital works plans. The complex is nearly twenty years old, and the facade, building systems and common areas go through a renewal cycle. The community's fee history over several years will tell you more than a walk-through of one apartment.
Second, which block and which side. The development runs along the Palm's trunk: some apartments face the water and the marina, others face the road and neighbouring blocks. The price difference is significant.
Third, liquidity. Two and a half thousand apartments means a deep market: it's easier to sell here than in a boutique building, but there's no scarcity premium either.
