Formats
Apartments start with two-bedroom units at 114 square metres, then 160 and 262 square metres. Above them are three top-tier formats. The duplex has its own terrace with a plunge pool and landscaping. The penthouse has its own elevator, lounge, pool and a bathroom with a panoramic view. The mansion has six-metre ceilings, an elevator, a pool and direct beach access.
Entry price is around $14,800 per square metre — the top end of the Dubai market, and it operates by its own rules: few buyers, every lot negotiated individually, and deal timelines longer than usual.
Who's the developer
BEYOND is a division of OMNIYAT, a developer that specialises in the top segment. Over the first seven months of the year, OMNIYAT recorded around 212 deals above AED 15 million, worth roughly AED 6.5 billion in total — an average ticket of about AED 30 million, higher than any other developer in the city.
The practical takeaway: the company works in small numbers and at high prices. Don't expect mass discounts or flexible payment plans from it, but the resale buyer here is different too — someone choosing an address, not square footage.
Location
On the Palm's western arc: the windows look out over the bay and two Atlantis towers on the opposite side. Up top there are pools and waterfalls, a separate wellness pavilion, with gardens in between. Kitchens come fitted with European appliances.
A private 250-metre beach is what genuinely sets this project apart from its neighbours on the Palm: water access here is finite and can't be replicated.

ELA Residences is Omniyat’s ultra-prime scheme on the Palm Jumeirah crescent: Zaha Hadid Architects design, Dorchester Collection service, three- and four-bedroom homes and duplexes. Launched June 2024, under construction since May 2024, entry around AED 43m, handover still Q1 2028.
