What it is
Como Residences is a residential skyscraper on Palm Jumeirah by Nakheel, designed by Benjelloun Piper Architecture. 75 storeys, 76 residences, under construction. Confirmed amenities: a pool.
Seventy-six apartments across seventy-five storeys — roughly one residence per level. That means a unit takes up the whole floor: windows on every side, with a private elevator lobby inside your own home. It's a format found in only a handful of buildings in Dubai.
Nakheel is the developer of the Palm itself — the company created the island. Como stands on the island's trunk, at its base, where land is most expensive.
A segment where the market works differently
Our three lots run from AED 27.8 million to AED 54 million, against a Palm Jumeirah median of AED 8.4 million and a price per square foot around AED 5,298. The building's range sits three to six times above the district median.
Ordinary liquidity logic doesn't apply at this level. Palm Jumeirah in our database is 245 lots, and it's a deep market — but that depth applies to apartments in the five-to-ten-million range, not fifty. There are only so many buyers for a whole floor anywhere in the world, and finding them is a broker's job, not a function of the district.
The practical takeaway: plan for a long exposure period on exit. How fast this sells isn't set by the Palm market but by how many people happen to be looking for exactly this kind of property at the time.
What's actually being bought
A full-floor residence on the Palm offers something no apartment does: a 360-degree view over the bay, the Marina and Downtown at once, with no neighbours on the same level.
That also defines the buyer. People come here for the specific property, not for yield. Pricing a purchase like this off a rental rate makes little sense — the economics here are about ownership, not income.
Construction contract
In September 2024 Nakheel signed the main construction contract for the tower, worth about $490 million (roughly AED 1.8 billion). According to the developer, it will rise 75 storeys and more than 300 metres, becoming the tallest building on the island.
A budget of that size for fewer than a hundred residences shows where the money goes: into the structure of a supertall and its shared spaces, not into unit count.

The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
