District One West is a villa development by Nakheel in Mohammed Bin Rashid City, a continuation of the community with the crystal lagoon fifteen minutes from Downtown. The reference database describes it as a quarter-scale development, first phase; confirmed amenities include a pool and a gym.
All thirteen of our lots are 4-, 5- and 6-bedroom villas ranging from 5,799 to 10,548 square feet. It's a large format: even the lower bound here is twice a typical Dubai community townhouse.
Handover on our lots is set for late March 2027. That means the buyer is dealing with a project in its final stage, not a hole in the ground.
What the numbers show
Prices run from AED 12 million to AED 34 million. The average price per square foot is around AED 2,303 — the key figure for this address: for villas this size near the city centre, that's a moderate level, because it's paid mostly for the area rather than the finish.
All thirteen lots are listed at a discount to the original price, with an average concession of 8.4%. A 100% share means the market never confirmed the launch price sheet in this quarter, and haggling here isn't the exception.
The practical conclusion: the benchmark for negotiation should be the actual level of listings within the phase itself, not the developer's price. The gap between those two numbers is your negotiating room.
What to check
First — plot area separate from house area. In a quarter with villas from 5,799 to 10,548 square feet, the plot determines the price no less than the built area does, and listings usually only state the latter.
Second — position relative to the lagoon. In District One, water is the main price driver, and the line relative to it matters more than storeys or layout. Confirm the position against the phase's master plan.
Third — what's being handed over at the same time. The whole phase is delivered together, and the first year after the keys will see a lot of similar villas hit the market. If the strategy is resale, extend the horizon.
The launch
Nakheel released District One West in March 2024: four- to six-bedroom villas facing either the lagoon or a garden. The entry price at launch was USD 3.27 million — about AED 12 million, exactly the bottom of our current listings.
The quarter was pitched at families: a playground in a flowering garden, a separate family lagoon for swimming with children, a clubhouse, pools, a gym and running tracks.
