The layout has two terraces — one off the bedroom, one off the living room — a walk-in closet off the master bedroom, a separate laundry room and a guest bathroom. The ratio of open to enclosed area is telling for a resort format: almost a fifth of the total footage is outdoor space.

158 square metres for a two-bedroom is toward the top of the market. This lot shouldn't be compared with a city two-bedroom: what's being paid for here is a resort lifestyle, not housing.

What to check

First, the contract with the operator. Hotel residences almost always come with a rental programme, and three points in it matter: the operator's share, the number of nights of personal stay allowed per year, and the exit procedure from the programme.

Second, the service charge. A complex with a beach, pools and hotel infrastructure is expensive to run — ask for the per-square-foot annual figure before signing.

Third, the stage the district is at. Dubai Islands is still taking shape: transport, shops and services are being completed alongside the housing. That matters less for a resort property than for a city one, but it still affects the rental rate in the early years.
