Fourteen office floors

This isn't a couple of commercial units on the ground floor but a full office block covering nearly half the tower — with its own lobby, a back yard, a separate entrance, and parking.

The separation of entrances and parking is the first thing worth checking: it's what determines whether the residential part lives its own life or shares lifts and access with daytime office traffic.

If the separation really is complete, the proximity works in the owner's favour: demand for housing rental near workplaces is higher.

Quarterly payments

2.5% per quarter works out to roughly the same 0.8% a month, just billed less often. For the buyer, the difference is technical: fewer transactions, but each one larger.

The open part of the podium has adult and children's pools, a Japanese-style garden, and a jacuzzi; the roof has an infinity pool. Zayed University is about ten minutes away.

A cluster holds dozens of towers with different handover dates and prices, and a high share means there is a lot of supply here and a lot of deals — not that this particular tower sells better than its neighbour. On a resale that cuts both ways: liquidity is higher, but so is the number of flats competing with yours.
