What's for sale
Studios from 41 m² priced from $265,000, one-bedrooms from 78 m² and $307,000, two-bedrooms from 124 m² and $434,000. Some layouts include a laundry room and a walk-in closet.
Doing the math shows a pattern that's not typical for the district: around $6,500/m² for a studio and around $3,900/m² for a one-bedroom. Usually it's the other way round — the smaller unit costs more per square metre. Here the one-bedroom looks like better value than every other format in the building, and it's worth recalculating for yourself before choosing.
Handover date and payment plan
Handover is stated for Q4 2026, meaning months of waiting rather than years. The trade-off is the schedule: 10% on booking, 20% during construction, and 70% on completion.
Seventy percent in a single payment at handover is a fundamentally different load than the drawn-out schedules of neighbouring projects. That kind of schedule makes sense if the money is already available, or if the deal is financed with a mortgage — a bank finances a completed property, and by handover that stops being an issue. If the money isn't there by the deadline, late-payment penalties here will kick in sooner than in projects under construction until 2029.
The building and its surroundings
At just 38 apartments, this is a low-rise format with few neighbours, and running costs come in lower than for a tower with several hundred units. Stated amenities for residents include a pool, a zen garden, a fitness centre, a barbecue area, and children's and sports areas; the fit-out is premium, with a smart-home system and balconies.
Global Village, GEMS schools, a theme park, and a shopping mall are all stated at around fifteen minutes away. A station on the metro's blue line is also stated for the district — as with neighbouring projects, that's a plan, not working infrastructure.

On a resale that cuts both ways: liquidity is higher, but so is the number of flats competing with yours.
