Coraline Beach Residences is a Sobha Realty residential neighbourhood within Sobha Siniya Island, a reclaimed island in Umm Al Quwain that the developer is building in its entirety. Status: under construction; brochure layouts are 1 and 2 bedrooms.
There's no separate Land Department record for the neighbourhood: we have no storey count, unit count or handover date.
Per Sobha's inventory of 2 June 2026, four units remained in buildings A and C: two one-bedrooms from AED 1,583,096 at 663–665 ft² and two two-bedrooms from AED 2,395,494 at 1,030 ft².
Once a developer is down to four units, the neighbourhood is mostly bought second-hand — by assignment — and the price then depends on the seller.
Two lots are linked to the project: a one-bedroom of 950 ft² at AED 2.1 million (9% below market) and a studio of 645 ft² at AED 1.8 million (5% below).
The neighbourhood's brochure has no studios, and the one-bedroom is larger than any in the developer's inventory; the same pair also appears under neighbouring Delphine Beach Residences. Which neighbourhood they belong to needs checking.
