The building opens the Riverside line — a series of towers along the district's water canal. Nearby, 320 Riverside (65 storeys) and 330 Riverside (57) are also under construction. The numbering here reflects position on the masterplan, and height decreases moving away from where the line begins.
A building this tall sits outside the category of an ordinary high-rise. It has its own economics, and it differs on two counts.
The first is the view. In a district of moderate density, a 73-storey tower sees everything: the canal, Downtown, Burj Khalifa. That outlook can't be replicated and can't be built over, and it's exactly what holds the price gap between upper and lower floors.
The second is running costs. The lifts, facade maintenance, engineering and fire systems in a building this tall cost more per square foot, and that's built into the community fees for the whole ownership period. Ask for the rate before booking, and compare it against the neighbouring 320 and 330 — theirs are lower, and the difference shows the price of the height.
Sobha Hartland 2 in our database has 23 lots, median AED 2.1 million, at a price of around AED 2,532/ft². The district's second phase is younger than the first: the price per square foot is higher (AED 2,532 against AED 2,327), while the ticket is lower (AED 2.1 million against AED 2.75 million) — the usual picture for a new phase with a more compact unit mix.
