Credo Investments: what a view is worth, and how to keep it
A developer with a small Downtown Dubai building from 2017. View premiums are large, real and frequently temporary — and whether yours survives is a matter of public record.
In central Dubai a view is one of the largest single price variables between two otherwise identical apartments. It is also the variable most likely to change without your consent. Both facts deserve more attention than they get.
What a view is actually worth
- The premium is measurable. The public transaction register lets you compare sales in the same building by floor and orientation. Do that before accepting an agent's characterisation of the premium.
- It is not linear. The jump from "no view" to "some view" is usually larger than the jump from good to spectacular.
- It shows up more in price than in rent. Tenants pay something for a view; buyers pay considerably more. So a view premium compresses yield — worth knowing if you are buying for income.
- Named views carry a brand premium in central Dubai that is partly about the photograph a tenant or buyer can take.
How views disappear
- A new building on a plot you do not own. This is the main way, and in a dense central district there are usually plots left.
- A neighbouring tower's extension or podium.
- Growing landscape, at lower levels — slower, but real.
- Nothing in your title protects a view. There is no general right to light or outlook that stops a neighbour building within their permitted envelope.
How to protect against it
- Find out what is approved on every plot between you and the view. Planning status is discoverable, and this is the single most valuable check available to a buyer paying a view premium.
- Prefer views over things that cannot be built on — a park, a road, water, or an existing low-rise protected by its own plot ratio.
- Height above the surrounding envelope. A unit above what the district's rules permit nearby has a durable outlook; one just above the current rooflines does not.
- Ask what the price would be without the view, and be comfortable owning at that number. That is the honest test.
What else to check in a small central building
- Service charge history and the reserve fund — in a building with few units, fixed costs weigh more per owner.
- Transaction comparables in the same building, matched by floor and orientation.
- Achieved rents by orientation, which is where you will see how little tenants pay for the view relative to buyers.
- Short-let permission, since central view apartments are the ones where it matters most.
