Yas Park Place is a residential complex of several buildings in Yas Island, handover is due Q1 2030.

The complex holds 780 apartments in total. The tallest tower rises 11 storeys. Layouts, according to the sales-launch announcement — studios, 1, 2 and 3 bedrooms.

Where it is, and why Yas Island
Yas is Abu Dhabi's tourism island: Ferrari World, SeaWorld, Warner Bros. World, Etihad Arena, the Formula 1 circuit, Yas Mall. Per figures cited in the launch materials, the island draws around 38 million visits a year.
Disneyland Abu Dhabi is being added to that lineup. The estimate of an extra 10–15 million visits a year is a forecast, not a fact — the park isn't open, and its opening date isn't tied to the project's handover horizon.
For housing on a tourism island, this cuts both ways. Rental demand here is sustained by the visitor flow, not just by residents — but the competition for a tenant is with serviced apartments, not with the house next door.
What's for sale
Six residential buildings, up to eleven storeys, 780 units in total. Studios of 45 m² from AED 1.39 million, one-bedrooms of 81 m² from AED 1.90 million, two-bedrooms of 130 m² from AED 2.95 million, three-bedrooms of 163 m² from AED 5.0 million.
The payment plan is 50/50, with a 5% down payment. The service charge is stated at AED 23 per square foot a year — a mid-range figure for Abu Dhabi.
At launch, the developer announced a waiver of the 2% municipal registration fee (excluding studios) and three nights in an island hotel with park access. Launch bonuses typically run until the end of the phase; whether they still apply on the date you book is a question for the developer, not for a six-month-old announcement.
What kind of product this is
The stated concept is life within a green community: landscaped gardens, a dog park, walking trails, an infinity pool and a separate kids' pool, an outdoor cinema, coworking, fitness and wellness zones.
Eleven storeys and six buildings is mid-density — neither a tower nor a villa community. This format usually works exactly as advertised: for living and long-term renting, without sharp price swings in either direction.
Green rating and shared spaces
The project is targeting an Estidama Pearl 3 rating, Abu Dhabi's sustainable building standard covering energy-efficient systems, climate-responsive design and material requirements.
The podium carries gardens and lounges, pools, sports and play areas and an amphitheatre, with shops, cafés and pharmacies planned at street level.

The final payment on this building falls in 2030 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
