What kind of building this is
Sama Yas stands inside Yas Park — not next to the park, but within it. The community's grounds cover 100,000 square metres, and that sets the density: 231 apartments on an area that size is a low-rise format with wide gaps between buildings.
The mix is unusual for Abu Dhabi: alongside standard apartments there are garden apartments with direct ground access and two-level duplexes. Penthouses top off the line-up.
The stated amenities: a boutique spa, a gym, coworking, a library, a cinema room, a residents' club, a kids' zone, adult and children's pools, round-the-clock concierge and valet, retail and restaurants. The kitchens were designed with input from chef Izu Ani — that's the marketing angle, but it explains why the kitchen layouts here differ from the standard ones.
What was on offer at launch
The sales-launch breakdown from January 2024: 61 one-bedrooms from AED 1.9 million at an average 99 m², 48 two-bedrooms from AED 3.3 million at 156 m², 57 two-bedrooms with a maid's room from AED 3.95 million at 196 m², 42 three-bedrooms with a maid's room from AED 4.9 million at 259 m².
The garden apartments (2 bedrooms from AED 4.2 million, 163 m²; 3 bedrooms with a maid's room from AED 6.6 million, 271 m²) and the duplexes (2 bedrooms from AED 5.7 million, 254 m²; 3 bedrooms with a maid's room from AED 7.2 million, 292 m²) were listed separately. Only 15 duplexes were released across the whole building.
The payment plan: a 10% down payment plus a 2% municipal fee, 50% during construction, 40% at the keys. These are January 2024 figures — today they're a historical reference, not a price list; the current terms need to be requested from the developer.
Who this suits
Sizes here run noticeably above market: 99 m² for a one-bedroom and 156 m² for a two-bedroom. Buyers pay for that space when they're buying to live in, not to let — yield on a large unit is always lower than on a compact one.
The second scenario is Yas Island as a draw in itself. The parks, Etihad Arena, golf and Disneyland under construction all generate demand, but the competition for a tenant here is with serviced apartments, not the building next door.
Buildings and crypto payments
Sama Yas consists of three low-rise buildings; the official sales launch was on 2 February 2024, with registrations taken from late January.
Since November 2024 Aldar has accepted cryptocurrency for apartments at Sama Yas, through its partner MidChains, which opens the account and converts funds into dirhams. It is an extra payment channel for the buyer; the deal documents and registration stay the same.

The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
