Where this is
Al Ghadeer is a plot on the border of the two emirates, next to Industrial City, not far from Dubai South, Expo City, Jebel Ali and Al Maktoum Airport. There was no infrastructure around it at the time of the sales launch — just desert and open sky.
That's exactly the bet being made here. Al Maktoum Airport is expanding, and there's major construction underway around it; by the announced handover in Q4 2029 the district's geography is meant to look different. That's an expectation, not a fact.
What cost what
Launch prices: a two-bedroom, 152 m² townhouse — AED 1.7 million; a three-bedroom mid-unit, 195 m² — AED 2.2 million; a three-bedroom corner unit, 200 m² — AED 2.4 million; a four-bedroom villa, 247 m² — AED 3.0 million. Payment plan is 55/45 with a 5% down payment, service charge AED 8.03/ft².
The point of these figures comes down to one comparison: AED 1.7 million for a townhouse with a plot is the price of a decent one-bedroom apartment in Dubai. That's exactly why all 437 homes sold out in a day.
What that means today
Entry at the launch price is closed. Anything you can buy in Al Ghadeer Gardens now is a resale, priced on its own terms, with a seller's premium and commissions on top.
This project is more useful read as a market signal than as an offer: a fairly priced product from an established developer sells out on launch day, and "I'll think about it a bit longer" here costs exactly as much as the reseller's premium.
