The masterplan separately names a theatre district with a 6,000-seat hall designed by Frank Gehry, its own Etihad Rail high-speed station, schools and parks, 140 kilometres of walking paths and 46 kilometres of cycling paths.
All of it within walking distance of the Louvre Abu Dhabi, NYU Abu Dhabi and the rest of Saadiyat's cultural district.
Why it's being called a milestone
Marsa Al Saadiyat is the last large tract of developable land on the island. Once free land runs out, each subsequent launch on the island becomes scarcer than the last.
That is a factor, not a guarantee. Land scarcity pushes prices up only where demand already exists; on Saadiyat it does, but that has to be verified through actual transactions, not the scale of a masterplan.
In practice: a project of this size has a decade-long horizon. The Gehry theatre, the marina and the Etihad Rail station will not appear in the first phase, and a buyer of the early phases is paying for the plan, not for a built environment already in place.
