Why this one gets its own write-up
The Wilds was conceived as a villa community in Dubailand's green cluster — the same one as Ghaf Woods, Athlon, and the later-launched The Yards. Apartments appeared in it for the first time: six buildings across the entire master plan.
That's the whole point: in a villa community, apartment supply is physically limited, not a matter of the sales department's discretion. Whatever number of buildings is announced is what there will be.
The developer is Aldar Properties, Abu Dhabi's state-backed developer; it has other projects in Dubai within this same cluster, and The Wilds is best compared with those.
Composition and launch prices
The launch breakdown: 366 one-bedrooms from AED 1.6 million (83 m²), 248 two-bedrooms from AED 2.5 million (141 m²), 80 three-bedrooms with a maid's room from AED 3.1 million (194 m²), 10 duplex two-bedrooms from AED 3.7 million (219 m²), and 36 duplex three-bedrooms with a maid's room from AED 3.9 million (264 m²).
The average launch range is AED 1,500–1,790 per square foot. The launch materials cite neighbours for comparison: Al Barari (The Cape) at around 3,000 and Ghaf Woods at around 2,250 per square foot. That's a comparison from the presentation, not a registry pull, and it should be checked against actual transactions.
Floor areas here run noticeably above market for their bedroom count: 83 m² for one bedroom and 141 m² for two is the level at which price per square foot and price per apartment start to diverge. What matters is the whole-apartment number.
What's promised inside
The stated amenities: a spa and health club, an 800 m² gym, a nature-styled infinity pool, yoga and pilates studios, a coworking space, a cinema, kids' and teen lounges, an education centre, an observatory, bird-watching areas, cycling and nature trails, padel, tennis, basketball, a community garden, and an organic market.
The list is long, and this is exactly the case where it should be read as a statement of master-plan intent: some of these facilities belong to the community as a whole and will appear as it's built out, not on handover of the first six buildings.
