This is a bespoke product, not a mass development. A small lot count means two things: few neighbours, and predictable ones — but there's nothing to benchmark the price against, since there are simply no comparables within the project.
In that situation, buyers have to orient themselves by neighbouring communities of the same class and by price per square metre, rather than by the “uniqueness” claimed in the presentation.
The eco-programme: what's behind it
Stated features include a bird-nesting pavilion, beehives, a school with a forest campus, and a community garden, and the houses themselves are described as energy-efficient.
Energy efficiency has a direct monetary value in Dubai: air conditioning makes up the bulk of the electricity bill, and good insulation pays for itself faster than it would in a temperate climate. It's worth asking for specifics — glazing rating, insulation thickness, whether solar panels are fitted.
The rest — the beehives, the nests — shapes the community's atmosphere but not the house's economics. Maintaining that landscape, though, goes into the service charge.
