What's for sale
The sizes given are averages, not minimums: studios at 33 square metres, one-bedrooms at 71. The entry price is from $267,000, around $8,100 per square metre for a studio.
For Abu Dhabi, that's the upper end of the range, and it's explained by the address: Yas Island is the only island in the country with an entire entertainment industry built around it.
Who the developer is
Aldar is Abu Dhabi's largest developer, essentially the capital's counterpart to Emaar. For an off-plan property, the developer's reputation matters more than the finish — it determines the likelihood of handover on schedule.
A practical detail for a buyer from abroad: the UAE's large developers have well-established processes for foreign buyers and escrow accounts, while with smaller ones the process is worked out case by case.
The island
Ferrari World, Warner Bros. World, a water park, beaches, a racing circuit and a golf club; Yas Mall is about fifteen minutes away.
On the podiums: two pools with lounge areas, Japanese-style gardens, sports and play areas. Finishes are offered in a light or dark palette.
Proximity to the theme parks means a steady flow of short-term rental demand, but also seasonality — demand here is noticeably higher during the cooler months.
