About the building
A residential building in Saadiyat Island, currently under construction. Developer — Aldar Properties.
Specifications for The Source II as published by the developer — the project is under construction, so there is no Land Department record yet.
They describe the whole building, not the individual unit.
About the project
The Source II is a residential building in Saadiyat Island.
The developer is Aldar Properties.
The database currently holds 8 lots in this project, from 4 108 000 AED; 5 of them priced below the market, the deepest discount 18%.
An Aldar building in Saadiyat Grove built around wellness: 146 one- to three-bedroom apartments, 89–236 square metres, from AED 2.82 million, with handover stated for Q4 2026.
What's stated
The Source II sits in Saadiyat Grove — Aldar's flagship quarter in the cultural district of Saadiyat Island. Per the developer's factsheet: 146 units, one- to three-bedroom apartments, average sizes from 89 to 236 square metres including balcony, prices from AED 2.82 million, handover in Q4 2026.
The same document lists 60/40 and 70/30 payment plans, both with a 10% down payment.
A view of the Zayed National Museum is stated separately: this is a case where the "view" points to a specific landmark rather than being described in general terms, and it should be checked against the floor plan and the building's orientation.
The concept behind it
The whole amenity package is built around the theme of health: cold plunge pools and vitality pools, indoor and outdoor swimming pools, a sauna and salt steam room, a salt cave, yoga and meditation rooms, reflexology paths, a tepidarium, a Kneipp path, an experience shower, a majlis, halls and locker rooms.
Plus the usual residential infrastructure: indoor and outdoor children's areas, community gardens and planting beds, coworking space and lounges, a shared kitchen.
Stated sustainability credentials: an Estidama 2 Pearl rating, green building technologies, reduced emissions, sustainable materials, low-flow fittings, and a target of WELL certification.
Unit count and types, sizes, launch price, payment plans, delivery date, amenity package and sustainability parameters — the project factsheet from the developer.
The final payment on this building falls in 2026 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.

Two branded launches on Saadiyat six months apart: Aldar’s Mandarin Oriental Residences (about 228 homes, designed by BIG, from AED 6.2m, Q3 2028) and Nord’s Henge Residences (166 homes, from AED 1.1m, 2028). Guggenheim Abu Dhabi opens on 11 December 2026.
Abu Dhabi’s cultural cluster is gaining an arts centre designed by Frank Gehry, standing alongside Louvre Abu Dhabi and the future Guggenheim. What museums do to property prices around them.
Saadiyat Island in Abu Dhabi is getting one of the region’s largest cultural centres — an opera, ballet and theatre complex designed by the architect behind the Guggenheim Bilbao.
Aldar brings the Baccarat brand to Abu Dhabi’s residential market: 77 residences in Saadiyat’s cultural district — two- and three-bedroom apartments, four-bedroom sky villas and two signature penthouses.
Two premium Aldar launches on Saadiyat: Nobu Residences (88 homes, November 2023, from about AED 7m) and The Source Terraces designed by BIG (June 2024, from about AED 3m). Both are sold out and due in 2027 — so the only way in now is a resale contract.
Three weekend escapes from Dubai: the east coast at Khor Fakkan and Fujairah, 1.5–2 hours by car and now reachable by Etihad Rail from Abu Dhabi; and Saadiyat, where the Louvre is joined by new museums and the Guggenheim opens on 11 December 2026. What each tells a property buyer.
The concluding part of the island’s master plan — 6.4 million square metres, the largest marina in Abu Dhabi, hotels and culture. What is significant is not the scheme but that an entire island is being completed.
Where this project stands today
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
