About the community
A villa community in Saadiyat Island, currently under construction. Developer — Aldar Properties.
Specifications for Saadiyat Lagoons as published by the developer — the project is under construction, so there is no Land Department record yet.
They describe the whole community, not the individual house.
About the project

The developer is Aldar Properties.
The database currently holds 7 lots in this project, from 7 950 000 AED; 3 of them priced below the market, the deepest discount 7%.

What's stated
Saadiyat Lagoons is a villa community on Saadiyat Island surrounded by more than 900,000 square metres of protected natural land; the factsheet names this phase Wilds. 207 units in total, villas with four to six bedrooms, GSA sizes from 464 to 591 square metres, prices from AED 8.1 million.
Within the community: a town centre, an eco-corniche along the mangroves, a linear park, a cultural axis, a multipurpose hall, schools and nurseries, mosques, grocery stores, retail and restaurants, padel, basketball and volleyball courts, a skate park, climbing walls, outdoor gym equipment, a majlis, and walking and cycling paths.
For the home itself buyers get a choice: a warm or cool colour scheme, a standard or premium package, and the option to add a separate "pod" — an additional volume on the plot.
Launch pricing and handover
In summer 2023 a four-bedroom villa was offered from USD 1.97 million (about AED 7.2 million); by August the same year it had moved to USD 2.21 million (about AED 8.1 million). The payment plan was 50/50.
Resale listings in early 2025 put handover of the first villas at March 2026. The community includes tennis courts, picnic areas, an open-air cinema, restaurants and walking trails.

The final payment on this building falls in 2026 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.

Two branded launches on Saadiyat six months apart: Aldar’s Mandarin Oriental Residences (about 228 homes, designed by BIG, from AED 6.2m, Q3 2028) and Nord’s Henge Residences (166 homes, from AED 1.1m, 2028). Guggenheim Abu Dhabi opens on 11 December 2026.
Abu Dhabi’s cultural cluster is gaining an arts centre designed by Frank Gehry, standing alongside Louvre Abu Dhabi and the future Guggenheim. What museums do to property prices around them.
Saadiyat Island in Abu Dhabi is getting one of the region’s largest cultural centres — an opera, ballet and theatre complex designed by the architect behind the Guggenheim Bilbao.
Aldar brings the Baccarat brand to Abu Dhabi’s residential market: 77 residences in Saadiyat’s cultural district — two- and three-bedroom apartments, four-bedroom sky villas and two signature penthouses.
Two premium Aldar launches on Saadiyat: Nobu Residences (88 homes, November 2023, from about AED 7m) and The Source Terraces designed by BIG (June 2024, from about AED 3m). Both are sold out and due in 2027 — so the only way in now is a resale contract.
Three weekend escapes from Dubai: the east coast at Khor Fakkan and Fujairah, 1.5–2 hours by car and now reachable by Etihad Rail from Abu Dhabi; and Saadiyat, where the Louvre is joined by new museums and the Guggenheim opens on 11 December 2026. What each tells a property buyer.
The concluding part of the island’s master plan — 6.4 million square metres, the largest marina in Abu Dhabi, hotels and culture. What is significant is not the scheme but that an entire island is being completed.
