What you're buying along with the address

The main feature of this project isn't the architecture — it's the distance to the neighbours. The Row sits in Saadiyat's cultural district, within walking distance of the Louvre Abu Dhabi, the Guggenheim museum under construction, the teamLab Phenomena venue, and the Zayed National Museum.

This concentration of world-class museums in a single area exists nowhere else in the region, and that is the source of the location's stability: land set aside for a cultural cluster will not be built up with housing, so the view and density around it are predictable decades out.

The practical implication for a landlord: the tenant pool here differs from the island's resort-facing side. These are employees of cultural institutions, academics, families with a long time horizon — a tenant who renews rather than moving out after a year.

Mix and pricing

Launch pricing: a one-bedroom at 89 m² — from AED 3.7 million; a two-bedroom at 139 m² — from AED 5.8 million; a two-bedroom with maid's room at 208 m² — from AED 7.8 million; the same layout with a study at 230 m² — from AED 8.5 million; a three-bedroom with maid's room and study at 260 m² — from AED 11.5 million; an enlarged three-bedroom at 446 m² — from AED 16 million.

Note the jump in size: the difference between the standard and the enlarged three-bedroom is close to two hundred square metres. These are two different products under one label, and comparing them directly on price per square foot doesn't make sense.

Payment plan 5/65/35: just 5% at booking, most of the balance during construction, 35% on handover.

Scale of the project

The Row comprises seven buildings and 717 residences. The project was announced in November 2025.

There are only 14 three-bedroom apartments, each with a unique layout — the scarcest format in the scheme. That is why the enlarged three-bedroom stands apart on the price list: there are literally only a handful of them.

Handover payment

A mortgage covers the final instalment

The final payment on this building falls in 2030 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.

  • Up to 80% of the appraised value, no extra down payment
  • 3.99% fixed for three years, up to 25 years in term
  • 6–12 months before the keys — the bank wants six months of income history
