Our stock as of 28 August 2026. The per-square-foot spread within the belt is 1.7x, while the gap between the belt and Bluewaters (6,717) is sixfold. The median and the price per square foot diverge: a high median means large lots, not an expensive district.

A thousand apartments in one building

Dubai Science Park in our database is 11 lots, median AED 2.2 million at a price per square foot of AED 1,888.

One thousand one hundred thirty-five residences against eleven secondary-market lots — a ratio of a hundred to one.

This is the second case of this scale after Binghatti Vintage in Majan. Both projects are handing over in the coming years, and both will reshape their district's market at once.

The takeaway for a buyer is the same: a low entry price doesn't remove the question of who you'll sell to, and at what price, once a thousand identical apartments are sitting next to yours.

Launch and payment plan

The project went on sale in January 2024: two towers in Al Barsha South, the area that includes Dubai Science Park. They are being built jointly by Hijazi Real Estate Development — its first Dubai project — and OCTA Properties, which has been active in the emirate for around twenty years.

Entry at launch was USD 168,000, about AED 618,000, with handover in Q4 2026. The plan is 60/40: 60% before handover and 40% in equal instalments over three years after. Apartments are delivered furnished and with appliances.

Handover payment

A mortgage covers the final instalment

The final payment on this building falls in 2026 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.

  • Up to 80% of the appraised value, no extra down payment
  • 3.99% fixed for three years, up to 25 years in term
  • 6–12 months before the keys — the bank wants six months of income history

Already been invoiced, or missed the date? That is not a dead end either — write and we will look at what the developer will accept.
