Dubai Marina in our database is 266 lots, with a median of AED 3.7 million (~$1.01M) and an average price of AED 2,588 per square foot. LIV Residence sits a bit above the average.
The gap with LIV Marina is a rare case of a clean comparison: one developer, one district, neighbouring plots, the only difference being the handover year. Around AED 900 per square foot — roughly a third.
The practical takeaway: the premium for newness in Marina is real, but it fades. A 2019 building has already moved from "new" to "established and proven," and buyers pay for area and price, not for the year it was built.
