A note on the data: the building record lists this as completed in 2007, while our own units carry a Q4 2026 handover date. Both can't be true at once — either the record is out of date, or these units belong to a different building sharing the same name. Take the handover date from the contract.
Our four units are one- and two-bedroom apartments of 872 to 1046 square feet.
Prices run AED 2.2 to 3.82 million, at an average of around AED 3326 per square foot.
Two of the four units are listed at a discount, averaging 9.5%. Half the sellers are holding their price — with a sample of four units, that's more likely chance than a pattern.
The sample is small, and it shouldn't be used to draw conclusions about the building's market. It works as a rough range, nothing more.
First, status and handover date. The gap between the record and our stock matters here specifically — it determines whether you're buying resale or off-plan.
Second, which exact building and address. The name Al Habtoor is not unique in the city — verify the coordinates and district against the contract.
Third, if it's confirmed off-plan, check the escrow account (funds held by a RERA-approved trustee until construction milestones are met) and payment schedule; if resale, check the service-charge history.
The propsearch building record (storeys, number of apartments, architect, district, amenities) and our own stock as of 28 August 2026: 4 units — price range, sizes, price per square foot, bedroom mix, handover date, number of discounted units and the average discount. The handover-year discrepancy is stated as a fact drawn from two sources.
