Inaura Hotels & Residences is a mixed-use Arada tower of 48 storeys and 210 metres in Downtown Dubai, designed by Dewan Architects & Engineers. Status: planned; handover set for 30 June 2030. There are just 101 apartments — very few for a building that tall.
The availability report of 9 August 2026 had 18 units free: five one-bedrooms from AED 3,620,000 at 705–780 ft², ten two-bedrooms from AED 6,425,000 at 1,272–1,685 ft², and one unit each with three, four and five bedrooms — from AED 14,735,000, AED 23,965,000 and AED 41,050,000 respectively.
Amenities listed: pool, gym, spa and a barbecue area.
Paying for the view, not the footage
The developer's report assigns views by format: every one-bedroom faces the courtyard, two-bedrooms split between the courtyard and Business Bay, and everything from three bedrooms up faces Burj Khalifa.
Price per square foot barely rises with size: a one-bedroom runs at about AED 5,100/ft², the five-bedroom duplex at about AED 6,050. The building sells view and format, not square footage.
Downtown in our database: 297 lots, median AED 4.75 million, AED 3,485/ft². Inaura prices well above the district median per square foot — this is the top segment, not an ordinary flat in the centre.
A long payment plan
The plan is 40/60: 10% on booking, 10% after 180 days, four 5% instalments on days 360, 540, 720 and 900, and 60% on completion. 40% is paid during construction; the bulk falls due in 2030.
30 June 2030 is the most distant date in anything developers sent brokers this summer. The further away the keys, the longer the money sits on expectations alone — and the market can move either way in the meantime.
