The payment plan at launch: 25% down payment plus a 4% Land Department fee and 35% during construction. A quarter of the price up front is a high bar, and it is also what filters out buyers hoping to enter for an early-stage resale.
How to assess it
The building sells on the architect's name and the brand's name at once, and those two premiums stack. The practical question for a project like this is one: how much of what is announced will actually get built as drawn. Tadao Ando's projects are expensive to execute, and simplified facade solutions on site are a common outcome in this market.
The second question is floor area. A minimum unit of 247 m² takes the building out of the Palm's mass segment: it should not be compared to the crescent's towers — the benchmark is trophy addresses on the eastern side and hundred-unit clubhouses.
The third is liquidity. A building with a high entry payment and large-format units has a narrow buyer pool, which means exiting a position takes months. Before a deal, check how many units of the project are listed for sale at once — that's the best indicator of real demand.
