Why the district gets discussed at all
Dubai South is being built around Al Maktoum Airport (DWC). This isn't the city's second airport — it's the future main one: up to 260 million passengers a year, five runways, and the largest logistics hub, paired with Jebel Ali port.
The timeline quoted in broker write-ups: 2024–2030 for construction and expansion, 2030–2035 for the transfer of flights from DXB, and DWC becoming the main airport after 2035. Dubai Industrial City sits nearby. Total housing demand in the zone is estimated at 850,000–1.2 million people over a 10–15 year horizon.
These are the seller's own estimates, not a developer's plan. But the underlying logic is checkable: jobs get created near an airport, and the people who take them live nearby.
Where Emaar South sits among its neighbours
Within the Dubai South zone, analysts split the offering into three parts: Dubai South Residential proper — housing "near the job" — Expo City, and Emaar South, an above-average-tier golf community.
Comparison figures as of January 2026: a one-bedroom in Emaar South runs AED 1.3–1.4 million (about $354,000–381,000), with payment plans up to three years and a service charge of around AED 19 per square foot. At the neighbouring Azizi Venice, a one-bedroom ran around AED 1.17 million, with a one- to two-year payment plan and a charge of AED 14–16 per square foot.
So Emaar South is more expensive than its neighbours both on entry price and on running costs. The golf course, the unified architecture and the developer's name pay for the difference — a deliberate premium, not an oversight.
Phases and launches
Emaar South comes to market phase by phase. Fairway Villas 2 launched on 26 May 2023: three-bedroom villas from USD 871,000 (from 277 m²) and four-bedrooms from USD 1.198 million (from 288 m²), a 10/75/15 plan, handover in Q4 2026, with direct access to the 18-hole golf course. In summer 2023 a three-bedroom Parkside townhouse of 180 m² started at USD 395,000.
In spring 2025 Emaar released two apartment phases, Golf Meadow and Golf Verge, from USD 300,000 — a low entry point for this developer. The backdrop was the Al Maktoum airport expansion: in summer 2024 prices in Dubai South were reported up about 15% after it was announced.
