Six JBR clusters — Sadaf, Shams, Bahar, Murjan, Amwaj and Rimal — were built at the same time to the same project. They differ in height, position along the beach and apartment mix.

One beach, two price tiers

The spread between the 2007-generation clusters is narrow — from AED 1,628 to AED 2,122/ft². The real divide in the district runs not between them, but between them and the new-build towers.

How to choose between six near-identical clusters

JBR in our database is 93 lots, median AED 4.5 million at an average AED 3,479/ft².

When six clusters are built to one project and sell for almost the same price, the choice comes down to three things, none of which shows up in a listing.

First is position along the beach: JBR runs almost two kilometres, and the distance to the exit you need, the metro station and specific restaurants on The Walk differs at the two ends. Second is orientation: sea view or a courtyard view toward the Marina. Third is the condition of the specific building — the owners' associations differ from cluster to cluster, and so does their maintenance history.

So in JBR it is worth looking at the apartment rather than the "cluster", and visiting the site twice — by day and in the evening.
