One developer, sixteen years, double the price
JBR in our database is 93 lots, median AED 4.5 million at an average AED 3,479/ft². La Vie prices above that average, the 2007-generation clusters roughly half of it.
This is about as clean a generational comparison as you'll find anywhere in Dubai: one developer, one beach, one promenade. The only differences are age, layouts and finish level.
A doubling in price over sixteen years is a useful benchmark well beyond JBR itself. It shows what newness alone is worth in this market once location is held constant.
It also hints at how that premium will behave going forward: the 2007-generation clusters were once new too, and sold at a premium that has dissolved over nineteen years.
Architecture and amenities
La Vie was completed in Q2 2023. The architecture takes its cue from Miami Beach, with floor-to-ceiling glazing; the tower sits right on JBR beach, with The Walk starting on the other side.
Residents have their own beach access, an infinity pool facing the sea, a gym, children's play areas, a concierge, covered parking and round-the-clock security. Views take in the sea, Bluewaters and the Ain Dubai wheel; Dubai Marina is about five minutes away.
