What it is

Bahar is one of six clusters making up Jumeirah Beach Residence, all developed by Dubai Properties and handed over in 2007, and the tallest of the six at 52 storeys. Individual buildings within it — Bahar 1 among them — carry separate listings in our data.

Our own stock: four lots from AED 1.45 million to AED 4 million, averaging 1,594 sq ft, at AED 1,848 per square foot. The lower end of that range — AED 1.45 million — is one of the most affordable beachfront prices anywhere in the city.

Bahar sits in the middle of the six 2007-era clusters, ahead of Sadaf and Rimal, behind Al Bateen Towers and Murjan 1.

A million and a half on the beachfront

JBR in our stock — 93 lots, median AED 4.5 million, average AED 3,479/ft² — splits into an older, more affordable half and a newer, branded half roughly four times more expensive per foot.

AED 1.45 million for a JBR unit is the accessible end of that older half — comparable in relative positioning to the cheapest units on an ageing beachfront strip in Spain or the Gold Coast, where an original-era apartment trades well below a newly built tower on the same sand.

What that price buys is genuine beach access and JBR's walking-distance restaurant and retail strip. What it does not buy is a guarantee about condition — a nineteen-year-old building at this price point needs the same maintenance checks as any other, arguably more carefully given the value.
