Our five lots are townhouses and villas with 3 and 4 bedrooms, sized from 1,939 to 3,492 sq ft.
Prices run from AED 2.67 million to AED 4.1 million, at an average price of around AED 1,275/ft². It's one of the most affordable clusters in The Valley within our sample: Farm Grove runs at AED 1,345, Alana at AED 1,347.
All five lots are listed with a discount, averaging 6.2%. A noticeable figure for a project handing over in two years: some buyers are exiting early.
The difference in price per square foot between The Valley's clusters in our sample stays within 10%, which confirms that the community holds a consistent level — choosing between clusters should be based on location, not price.
First is the horizon: handover is two years away, so work out the payment schedule quarter by quarter and verify the date against the contract.
Second is plot size, separate from house size.
Third, The Valley is far from the business districts, with no metro; the tenant here is a family with a car.
