Farm Grove is a villa community within The Valley, in southeast Dubai — 482 units according to the directory, with confirmed amenities including a gym and landscaped grounds. Handover on our lots is the end of December 2028.
The Valley is Emaar's community along the Al Ain road, built as a family suburb: townhouses and villas, parks, schools, a retail area. Farm Grove builds on a rural-living theme — plots with kitchen gardens and green zones.
All nine of our lots are 4-bedroom villas sized from 3,365 to 5,580 sq ft. The format is uniform: one bedroom count, varying sizes.
Prices run from AED 4.74 million to AED 7.12 million. The average price per square foot is around AED 1,345/ft² — one of the most affordable levels among the villa addresses in our catalogue.
All nine lots are listed with a discount, averaging 8.2%. For a project handing over in a little over two years, that's substantial, and it means some of the original buyers are exiting well before the keys.
The sample's uniformity — only four-bedroom villas — makes comparing within the community straightforward: the difference between lots comes down to house size, plot size, and position within the block.
First is the horizon. Handover is more than two years away, and instalment payments run the whole time. Work out the schedule quarter by quarter and verify the date against the contract, not the catalogue.
Second is distance. The Valley sits far from the business districts, and there's no metro. The tenant here is a family, with a car, staying long-term; the rate is lower than in central districts.
Third is what will be built nearby by the time of handover. The community is developed in phases, and the infrastructure shown in the presentation doesn't appear at the same time as the houses.
