Alana is a villa community within The Valley, in the southeast of the city — 322 houses according to the property passport. Handover on our lots is the end of June 2027.
The Valley is Emaar's community along the Al Ain road, built as a family suburb: townhouses and villas, parks, schools, a retail area. The neighbouring Farm Grove cluster in our sample runs at AED 1,345/ft² — almost the same price as here.
Our three lots are 4- and 5-bedroom villas sized from 3,498 to 4,453 sq ft.
Prices run from AED 5 million to AED 5.76 million, at an average price of around AED 1,347/ft². That's the affordable-villa tier, typical for The Valley.
All three lots are listed with a discount, averaging 7%. A normal figure for a project under construction: some buyers exit without waiting for the keys.
Three lots is a small sample, and you can't draw a conclusion about a stable house price from it. It's useful as a rough range, nothing more.
First is the horizon. Handover is less than a year away, but instalment payments are already running; work out the schedule quarter by quarter and verify the date against the contract.
Second is plot size, separate from house size: in a villa community, the plot determines the price no less than the built structure does.
Third is distance. The Valley sits far from the business districts, and there's no metro. The tenant here is a family with a car, and the rate is lower than in central districts.
