Layouts and the handover date come from the developer's brochure in our archive.
Prices and payment plans from the same source are deliberately not published:
they are dated to when the brochure was issued and do not match today's prices.
I will send the current ones over WhatsApp.
Developer prices
These are the starting prices as of the date shown, not today's list: off-plan
they are revised several times a year, and more often upwards than down.

A Sobha tower in Dubai Media City with large four- and five-bedroom apartments: four lots in our database from AED 12,999,999, and on the developer's inventory a single five-bedroom on the 59th floor at AED 55 million.
What it is
The S Tower is a Sobha Realty residential tower in the TECOM media cluster. The propsearch passport the page is built on places it in Dubai Media City; it gives neither floors nor handover year.
On Sobha's 2 June 2026 inventory, the whole building had one unit left: a five-bedroom of 13,243 ft² at AED 55,068,862, unit S-5901. That's about AED 4,158/ft²; for comparison, a five-bedroom in Sobha SeaHaven on the same inventory runs at AED 6,540/ft².
Resale in our database
As of 21 September 2026, our stock has four lots, all four-bedroom and all below market: AED 14 million for 5,062 ft² (−12%), a penthouse at AED 16.3 million and an apartment at AED 16.4 million, both 4,815 ft² (−8%), and another 4,815 ft² apartment at AED 12,999,999 (−4%).
Identical sizes with millions between them — that's floor and view, so choose by unit number.
Barsha Heights / TECOM in our database: 18 lots, median AED 10.05 million at AED 2,464/ft². Demand in the district rests on people working in Internet City and Media City.
Height and composition
The S Tower has 58 floors crowned by a distinctive 'S'; 43 of them are residential, holding just 82 residences — hence the large four- and five-bedroom apartments.
Residents get an open-air theatre, a business centre, a café, concierge service and lounges; interiors are in a beige palette with marble tiling. In early 2024 completion was scheduled for the end of that year.
Propsearch passport: developer Sobha Realty, Dubai Media City. Sobha inventory to brokers as of 2 June 2026: unit S-5901. Our stock as of 21 September 2026: four lots; Barsha Heights / TECOM median and price per ft². 5-bedroom, according to the developer's brochure. Which sizes are actually free right now depends on what is on the market; I will send the current list.
Where is The S Tower?
Barsha Heights / TECOM. Barsha Heights, still known as TECOM: apartment towers between Media City and Al Barsha, with a metro station and a lot of tenants.
How much does an apartment in The S Tower cost?
The database currently holds 1 lot in this project, from 12 799 999 AED; 1 of them priced below the market, the deepest discount 3%. Prices move every day, so it is worth asking for the current list for this building.
Keeta Drone has signed an MoU with Sobha Realty to bring drone delivery to Sobha Hartland, home to 11 000+ residents — the service's first tie-up with a developer's smart community in the UAE. It already flies in Dubai Silicon Oasis and Nad Al Sheba. What it changes for tenants and owners.
A developer that builds with its own construction arm instead of appointing a main contractor. What that does to programme and quality, where the concentrated risk sits, and what to check.
Where this project stands today
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
