Vida Residences +117%: what the Dubai Marina project statistics actually show
The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.

122 apartments across two blocks and 21 storeys works out to around three units per level. For Marina, where 500- and 800-unit towers are routine, that's rare low density: few neighbours, elevators rarely queued, spacious layouts.
Dubai Marina in our database is 214 lots, with a median of AED 3.8 million (~$1.03M) and roughly AED 2625 per square foot (~$715/ft²). Price per square foot here runs noticeably cheaper than Business Bay and Downtown at comparable liquidity — the district is old and established, with a metro, tram and promenade.
214 listings means a deep market: an apartment in Marina sells faster than in newer districts, and that's part of the value that doesn't show up in the asking price.
Our single Jewels listing is priced at AED 7.5 million (~$2.04M) — twice the district median. For a low-density waterfront complex with large layouts that's expected, but it means the buyer here is a different type: not an investor after a compact studio, but someone moving in to live.
Marina was mostly built out in the 2000s and early 2010s, and most of its buildings today are resale stock with a history. The upside: everything is visible up front, nothing has to be taken on faith. The downside: engineering age and an accumulated backlog of capital-works plans.
In a 122-unit complex, any major façade or elevator work is split among a small number of owners, so the charge history and repair plans here deserve especially close attention.

What has been written about the building, its developer and Dubai Marina
The largest developer’s return to Dubai Marina prompted a look at its earlier projects there. The valuable number in that statistic is not the growth percentage.
A district designed from nothing on a Vancouver waterfront model, built between 2003 and 2008. The numbers behind it, and what a fully man-made location tells you about how value is created in Dubai.
A developer with buildings on both sides of Sheikh Zayed Road. The two districts look interchangeable on a map and behave differently — here is what the price gap actually buys.
A Dubai Marina tower from 2011. In buildings owned mostly by absent investors, decisions stop being made — and the symptoms are visible in an afternoon if you know them.
A Dubai Marina tower completed in 2023. Much of the stock in a newly delivered building is sold on by off-plan investors — and buying from one is its own transaction.
A Dubai Marina tower completed a few years ago. Buildings at this age go through a predictable event that shapes their prices — and it is a buying opportunity if you can see it.
A tall branded tower under construction in Dubai Marina. Infill development in a built-out district has a particular economics — for the buyer and for the neighbours.
The property arm of a large regional engineering and contracting group, with towers in the Marina and on the Palm. What an engineering parent means in a delivered building.
A smaller developer with a mid-2000s Dubai Marina building. Most towers are not landmarks, and valuing an ordinary one is a different exercise — here is how it works.
I will send the available layouts, the real entry price and what owners and tenants actually say about the building — without the brochure language.
