Cayan Tower is a residential skyscraper in Dubai Marina developed by The Cayan Group, designed by Skidmore, Owings & Merrill — the same practice responsible for Burj Khalifa. The building rotates a full 90 degrees over its height, one of the most photographed silhouettes on the Marina skyline.
The twist is not decorative. Each floor plate rotates relative to the one below it, which reduces wind load on a tall, slender tower and — as a side effect — pulls upper floors away from directly overlooking their immediate neighbours, opening sightlines that a straight tower of the same height would not have.

Cayan Tower sits below the district average, but ahead of most of the Marina's 2006-era first wave — a reasonable position for a striking, well-known building that is nonetheless twelve years old.

A tower this recognisable invites the same question international buyers ask about any architect-branded address — a Norman Foster building in London, a Zaha Hadid in Beijing: does the design premium hold up in resale, or does it fade to a normal market rate once the novelty wears off?
The stock figures answer it here: Cayan Tower trades close to the Marina average, not above it. The architecture is a genuine differentiator at first sale and in marketing; by resale, floor, view and condition do the pricing, same as in any other tower on the strip.
The developer built two more towers on the same principle nearby — Dorra Bay and part of the Silverene complex — worth comparing if the twisted-facade design itself, rather than this specific address, is what draws the buyer.
